The small plane drops toward the San Pedro airstrip, the water below shifting through every shade of green, and a few minutes later you are looking for a place to put your bags near a row of palms. Victoria House is one of the resorts that answers that moment. It is a beach resort on the east side of Ambergris Caye, a little south of San Pedro Town, with its own restaurants, pools and stretch of sand.

What is Victoria House?
Victoria House Resort and Spa is a beach resort on the east side of Ambergris Caye, facing the Caribbean Sea. Its address is 22 Coconut Drive, San Pedro. The property mixes a spa, two kinds of dining, pools and a private beach with a choice of places to sleep, so a stay can be built around the water, the table or the reef offshore.
Ambergris Caye is the largest of the cayes off the Belize coast, and that scale shapes what a resort here feels like. The island is a long strip of mangroves, sand and lagoons, with the Caribbean on one side and the reef beyond it. Victoria House sits on the sea side, so the sound at night is the surf and the breeze in the palms.
Casitas, Palmetto Rooms, Suites and Villas
The resort lists 42 accommodation options, and they come in four families: Casitas, Palmetto Rooms, Suites and Private Villas. That range lets a couple, a group of friends or a family look for the format that suits them, from a single room to a villa with more space around it.
The names suggest the style, with the palm-and-thatch vocabulary of a Caribbean beach house rather than a hotel tower. Which category has the best view, the largest porch or the most privacy is something to settle with the resort when you reserve, since each type is laid out differently. What the property confirms is the lineup itself, and that every guest shares the same beach, pools and restaurants.
Check-in, check-out and the room tab
| Step | Time |
|---|---|
| Check-in | 3:00 PM |
| Check-out | 12:00 noon |
Day-to-day spending at Victoria House works on a tab. Bar drinks, massages, meals and activities are charged to the room and settled at checkout, so there is no need to carry cash to the beach or the pool deck.
That setup suits the rhythm of the place. You can order a drink from a lounger, book a treatment at the spa and head out on an activity, and settle everything in one conversation at the front desk on the last morning.
Who the resort suits
Victoria House is built for people who want to be on the water without being in the middle of town. A couple can spend a morning at the pool, a lunch at the restaurant and an evening at the beach bar, and a group can use the kayaks, paddleboards and bicycles to fill the days between reef outings.
It is also a reasonable base for anyone planning to dive or snorkel, because the Belize Barrier Reef lies just offshore. The resort is a place to come back to after the boat, rinse off and sit down to dinner, which is how many people use a beach resort on Ambergris Caye.
Where is it?
Victoria House is on Ambergris Caye, about two miles south of San Pedro Town, on the island’s Caribbean side. Its address is 22 Coconut Drive, San Pedro. The resort can be reached toll-free at 1-800-247-5159 or locally at 011-501-226-2067.
On the island, south of town
The caye is about 25 miles long and just over a mile wide in places, which makes it a narrow island where the sea is never far. San Pedro Town is the island’s center of shops, banks and restaurants, and the resort sits south of it, away from the town’s main streets. The reef is about a mile offshore, so the barrier reef, the second largest in the world, is practically in front of the beach.
Divers and snorkelers can reach the Hol Chan Marine Reserve by a short boat ride from Ambergris Caye. That is the outing most often attached to a stay here, and a good reason the island has such a following among people who come for the water.
Flying in from Belize City
The simplest way to reach the caye from Belize City is a commuter flight with Tropic Air or Maya Island Air. The flight takes about 15 minutes, and the island lies roughly 35 miles offshore. Both airlines run several daily flights to San Pedro, from Belize International Airport and from the Municipal Airstrip.
The planes on this route are mostly 14-passenger Cessna Caravans, small enough that you see the cayes and the reef pass beneath the wing. Victoria House staff will help arrange connecting flights from Belize City to San Pedro if you give them names, arrival time and departure times.
Reaching Belize City first
Belize International Airport has non-stop service from the United States on United Airlines, Delta, American Airlines, Southwest Airlines and Copa Airlines. Air Canada and WestJet fly there seasonally from Canada, and Avianca offers non-stop service from Central and South America.
From there, the hop to San Pedro is the last stage of the trip, and the resort can often quote airfare rates that include the ground transfer between the San Pedro airstrip and the property. It is worth asking about that when you reserve, because it ties the flight and the road together in one arrangement.
From the airstrip to the resort
Victoria House offers pickup from the San Pedro airstrip if it is pre-arranged, or the taxi fare is covered by the resort. Either way, the stretch from the runway to Coconut Drive is the last leg, and the island’s low profile means you pass houses, palms and sandy lanes along the way.
Once you are settled, the island is best covered on foot. You can also use a bicycle from the resort, rent a golf cart or take a taxi. Boots are not needed, but sturdy walking shoes help for the walk into town or for outings, while sandals and flip flops are fine on the sand.
What is on site?
On site you find two restaurants, outdoor infinity-edged pools, a private beach, a full-service spa and a set of activities that cost nothing extra to use. The resort is laid out so that a day can pass without leaving the grounds, and the sea is always at the end of the path.
The pools, the beach and the spa
The pools are outdoor and infinity-edged, with a beachfront pool and patio where the line between pool and sea blurs. Poolside patio and beach services mean drinks and food come to you, so a lounger becomes a base for the afternoon.
The private beach is described as spectacular, a stretch of sand facing the Caribbean where the reef sits offshore. The full-service spa is also on the grounds, which gives a rainy hour or a long afternoon a use beyond the water. Treatments are charged to the room like everything else.
Palmilla Restaurant and Admiral Nelson’s Beach Bar
Palmilla Restaurant is the fine-dining room, described as a 5-star restaurant, and it serves breakfast, lunch and dinner. It is the place for the evening when you want a table, a menu and a slower meal, with the sea in the background.
Admiral Nelson’s Beach Bar is the casual counterpart, with a livelier atmosphere. It suits a drink with your feet near the sand, a light lunch between swims or the hour when the day winds down. Together the two spots let you move from relaxed to dressed-up without leaving the property, though in this very casual part of the world nobody needs to dress up much.
Included extras and things to do
A complimentary continental breakfast is offered to guests, along with complimentary WiFi throughout the property and complimentary parking. The kayaks and bicycles are also complimentary, and paddleboards are available on site for guests, so the water and the island’s lanes are open to you without a rental counter.
A gift shop sells necessities such as toiletries. Guests can also visit Gold Standard certified stores in the Safe Corridor. For cash, San Pedro has banks with ATMs where you can also exchange currency.
Good to know before you go
The U.S. State Department rates Belize Level 2, “Exercise increased caution”, because of crime, and says the south side of Belize City has historically had the highest concentration of violent crime.
Prices in Belize are quoted in Belize dollars and US dollars, and the typical exchange rate is 2 Belize dollars for every US dollar. A gratuity of 10% to 15% is appreciated, especially when the service is good. The Atlantic hurricane season runs from June 1 to November 30, which matters for planning a stay at the coast.
Tap water on most of the island is treated city water, but bottled water is the better choice, particularly with a sensitive stomach. Bring insect repellent, an after-bite remedy if you tend to get bitten, and sunglasses, sunscreen and a hat, with extra care if you are fair-skinned. Light, cool clothes are all you need.
